Plans Book Design Flexibility –
Customize Plans Book Designs

If you are attracted to one of our Plans Book designs, but you want to modify one of these plans to suit your individual tastes, here is a sampling of some of the most common modifications:

• change the dimensions of the building in
  increments of 2 feet
• add shed or gable dormers
• change the style or quantity of windows, including the addition of walkout basement windows
• add entry or screened porches, sun rooms, or garages change the roof overhang or siding style or material add interior or exterior architectural details such as heavy timber gable trusses, cupolas, or extended eave treatments
• reverse (mirror) the entire plan to better suit your lot

Create your own Custom Design. Normerica’s building system is flexible enough to accommodate any unique design you or your Architect may develop.

Our Design and Engineering department is permanently staffed with timber frame experts who have vast experience collaborating with our customer’s directly or our customer’s Architects on the creation of fabulous custom designed homes.

Once we have modified an existing design, or created a design with you, we can prepare a quotation for your design. Also, if you have created your own readable design sketches (dimensioned floor plans and all elevations), or if you have a plan that you have seen elsewhere we can usually prepare a guaranteed price quotation for a Normerica Timber Frame Package for those designs in 5-7 working days.

In addition to package pricing, Normerica will work with you to develop a practical budget for the construction of your entire home. Your representative will work with you in order to capture the specific features you want included in your home.

Normerica offers you choice, when it comes to the all important question of “Who is going to build my Normerica Timber Frame Home?”

Payments

1. An initial payment of 25% is due upon signing the contract for your Normerica Timber Frame Package. This payment triggers the scheduling of production dates for the manufacture of all aspects of your home.
   
   Note: Prime delivery dates in the spring and summer can already be filled by February and March of the same year.
2. A further payment of 25% is required on the earlier approval of ‘final review’ drawings or a predetermined date based on the contracted delivery date. This confirms the production date of your material package.
3. A final payment for the remaining 50% of the purchase price of the package is required prior to the delivery of your package
